Did he previously own the house shown as "1st house" and now bought the "2nd house" or does the 13 mil get both of the houses.
It seems both lots would need to be included to get to 1.6 acres; not just the half lot with the 1500 sq/ft house.
BTW, it still looks like a teardown to me. But, I don't live anywhere near the ocean.

Shoot. I'd have sold him mine for %10 of the cost. Of course its in Texas, not NY. And its not in a 'swanky' neighborhood. And it overlooks the high school parking lot. And its only a 1/4 acre. But it is one large closet bigger so what a bargain!
